We aim for 3 business days after the application has been submitted to inform you whether it’s been denied or approved. In certain situations, we may ask for more documentation.
Yes there is an application fee. ECR Property Management doesn’t retain any of this fee and is paid to an outside vendor to perform. This fee is non-refundable.

Employment & income verification are done through direct feeds to your bank and your payroll provider.

Most of the properties we manage accept pets. Please refer to the original listing for details regarding what options are available for pets at that property
Yes. There is a non refundable $300 pet fee due with your first months rent. In addition to the non-refundable pet fee, there is a monthly pet rent of $25 per pet.
Per the lease, the security depsosit it due at the time of signing the lease. If you’re not able to make this payment at that time, please discuss with your leasing agent about alternative options available to you.
Resident FAQ
Rent is due on the 1st of each month, with a grace period until the 5th.
Yes, each individual over the age of 18 is required to have renters insurance with a minimum coverage of $100,000. Failing to maintain renters insurnace throughout the duration of your lease is a violation of your lease.

Renters insurance documentation can be uploaded into your resident portal. Please ensure documentation clearly shows that ECR Property Management as an additional insured and the coverage amount.
This is at the discretion of the Property Owner. If they decide to allow it, the person wishing to be added to the lease will need to go through a background and screening check, pay the application fee, and pay the lease ammendent fee detailed in your lease.
Residents are responsible for maintaining and caring for the lawn and landscaping unless otherwise explicitly detailed in your lease
Please contact your property manager to discuss further before getting a new pet. If the lease allows it, we typically will approve it, but that is at the discretion of the owner.
Please provide 60 day notice of your intent to vacate in writing to your assigned property manager via email. They will provide next steps.
This is evaluated on a case by case basis. Please contact your Property Manager to discuss what options are available to you
Security Deposits are refundable based on the terms within your lease. Your Security deposit cannot be used for the last months rent payment.
We aim to get this amount, minus any deductions, returned to you within 7 days. Depending on the state of the property and other circumstances, the latest we will disburse the funds will be the 21st day after your lease has ended.
